When you're looking to rent it's necessary for you to pass a referencing and credit check. If you have poor credit history this may hinder your ability to rent, although we may give you the option of seeking a guarantor or pay for the term in advance. You'll be expected to pay for the credit check and referencing, and also to pay us an administration fee for the work involved in setting up the tenancy. This will all be made clear to you in writing before you apply.
Before you move into a property, you'll be required to pay a security deposit equivalent to six weeks' rent. This will be held for you under a government approved deposit protection scheme (DPS) and shall be released to you when the property is returned to the owner at the end of the tenancy term subject to fair wear and tear. You'll also need to pay one month's rent in advance and a standing order will be set up for the rent monies to go into the landlord's account each month.
Once these criteria are satisfied, and affordability is confirmed, you should have no problem being granted a tenancy of a property.

Once you find the property you love and want to proceed with, to get you started we require a £500 holding deposit which takes the property off the market and suspends all further viewings. From the £500 we deduct a one of £180 inc VAT administration fee which contributes towards the negotiation and preparation of all paperwork and a£120 inc VAT referencing fee for each applicant that we reference. If you require a guarantor we charge £150 inc VAT to reference the guarantor and prepare the letter of guarantee.
Please note, anything left over from your holding deposit once all of our fees are deducted will be carried forward to your move-in money which is made up of a 6 week security deposit and one months rent in advance.
At the end of the fixed term, if you and the landlord wish to renew the tenancy, a renewal fee is charged at £150 inc VAT which contributes to the negotiation of new terms and the preparation of the tenancy agreement.
We also provide a check-out service at £120 inc VAT upon vacating the property. This is for the arrangement of our professional check-out clerk to visit the property with the original check-in and inventory report and use this as a point of reference to inspect the property, taking ‘fair wear and tear’ into consideration. Any discrepancies will be highlighted in the report and sent over to us within 24 hours to allow us to decide and return the security deposit over to you as quickly and efficiently as possible. Keys are also collected and end meter readings are taken.
