HELPING YOU MOVE IN THE RIGHT DIRECTION

Whether you're looking to rent a home for six months or longer, Country Places will endeavour to find you a suitable property and guide you through the process as smoothly as possible.

If we don't have a suitable property when you first contact us you can be sure we'll find one for you shortly after; we'll put you on our register and keep you informed of what is coming up...

When you're looking to rent it's necessary for you to pass a referencing and credit check. If you have poor credit history this may hinder your ability to rent, although we may give you the option of seeking a guarantor or pay for the term in advance. You'll be expected to pay for the credit check and referencing, and also to pay us an administration fee for the work involved in setting up the tenancy. This will all be made clear to you in writing before you apply.

Before you move into a property, you'll be required to pay a security deposit equivalent to six weeks' rent. This will be held for you under a government approved deposit protection scheme (DPS) and shall be released to you when the property is returned to the owner at the end of the tenancy term subject to fair wear and tear. You'll also need to pay one month's rent in advance and a standing order will be set up for the rent monies to go into the landlord's account each month.

Once these criteria are satisfied, and affordability is confirmed, you should have no problem being granted a tenancy of a property.

We're always here to help you as much as we can. We've written a guide elaborating on the above points so that tenants may learn a little more about the procedures involved in renting a property. If you would like a copy simply contact us and we'll be happy to send one to you. We'll hand you a copy before any tenancy begins.

MOVING IN

Once you find the property you love and want to proceed with, to get you started we require a £500 holding deposit which takes the property off the market and suspends all further viewings. From the £500 we deduct a one of £180 inc VAT administration fee which contributes towards the negotiation and preparation of all paperwork and a£120 inc VAT referencing fee for each applicant that we reference. If you require a guarantor we charge £150 inc VAT to reference the guarantor and prepare the letter of guarantee.

Please note, anything left over from your holding deposit once all of our fees are deducted will be carried forward to your move-in money which is made up of a 6 week security deposit and one months rent in advance.

DURING TENANCY

At the end of the fixed term, if you and the landlord wish to renew the tenancy, a renewal fee is charged at £150 inc VAT which contributes to the negotiation of new terms and the preparation of the tenancy agreement.

We also provide a check-out service at £120 inc VAT upon vacating the property. This is for the arrangement of our professional check-out clerk to visit the property with the original check-in and inventory report and use this as a point of reference to inspect the property, taking ‘fair wear and tear’ into consideration. Any discrepancies will be highlighted in the report and sent over to us within 24 hours to allow us to decide and return the security deposit over to you as quickly and efficiently as possible. Keys are also collected and end meter readings are taken.

If you have any questions at all, why not call or, better still, come and see us? We're a one minute walk off Brentwood High Street and within 10 mins of Brentwood Station.

Here at Country Places we strive towards achieving one overriding goal: to deliver the highest level of service in the hope that you will return to us in future and recommend us to your friends. Our staff have over 10 years' combined experience in both sales and lettings so you can be sure you'll be in safe hands.

Whether you're looking for a home to sell or are a landlord searching for your ideal tenant, we're confident we can help. Most of all we're confident you'll be completely satisfied with our service.

We decided some time ago that to move forward with the times we would need to move away from our shopfront office.   The majority of enquiries have always come through the internet or by use of the phone and the days of having an office have, we feel, long passed.   Because overheads are less we can pass cost savings onto our clients and also improve the level as service, as we concentrate more on the fundamentals of lettings and sales instead of being bogged down by incidental administration.   We're available by both phone and email.

So why not find out how we can help? Simply call us or, better still, come to our office for a coffee and a chat.  We'll be so happy to meet with you.

We appreciate that selling your home can be a daunting process, but there is no reason why this should be so, and we'll do our utmost to make it as simple as possible for our clients.

When you use our service you can be sure we'll do all we can to maximise your property's full rental potential. We'll also take a responsible approach to managing what is probably your most precious asset.

At Country Places we're here to help. Nothing is too much trouble for us. We'll endeavour to guide you through the often daunting process of selling or letting your home so that the process moves as smoothly and efficiently as possible.
